Pipe boot and vent leaks

Drip edge is the L-shaped metal at the eaves and rakes that throws water clear of the fascia and into the gutter. Without it, water tracks back along the underside of the shingle edge and runs down the fascia board, which is the single most common reason fascia rots. It is inexpensive, it is required by most current codes, and it is routinely missing on older roofs — so it is worth checking whenever fascia or gutter work is being done.
Duluth sits in the metro Atlanta hail and wind corridor. Spring storm season here does two kinds of damage, and only one of them is obvious. Straight-line wind lifts shingle tabs, breaks the seal strip underneath, and drops them back down looking untouched — the roof then leaks in the next storm from a spot that shows nothing from the ground. Hail does the other kind, bruising the mat under the granules so the shingle fails months later. Housing stock across Gwinnett County skews newer and denser than most of the state, which means a lot of architectural asphalt in the 10-to-20-year band where the seal strip is past its best but the roof is nowhere near replacement.
Duluth has a population of about 31,873, and the housing stock here sets the pattern for what fails first on a roof.
It is why the fascia rots. Water clings to the underside of the shingle edge and tracks back onto the timber instead of dropping into the gutter. Retrofitting it is cheap compared with replacing fascia repeatedly.
At the eaves it can often be slid under the first shingle course. At the rakes it needs to go under the underlayment, which usually means lifting the edge courses. Both are localised jobs.
